New Contract – $38,976 yearly savings

Dear Unit Owners,

I’m glad to report that our Property Manager had a very productive meeting with Vivian Marrero from Southern Parking this morning and I was successful at negotiating much more beneficial terms for the Association. Details as follows:

Valet Parking1. TOG currently has an inefficient schedule of valets that allocates the same number of attendants (4-4-1) whether is 7 am in the morning (rush hour) or 11 am (when vehicular traffic has substantially decreased).

More specifically; 4 attendants from 7am to 3pm, 4 attendants from 3pm to 11pm and 1 attendant from 11 pm to 7 am.

2. After assessing valet operations and receiving feedback from Mr. Gregory Arzumanov and Mr. Ken Caban, and Financing committee, manager negotiated the following shifts: 6am to 10 am – 4 attendants, 10am to 4 pm – 3 attendants, 4 pm to 8 pm – 4 attendants, 8 pm to 11 pm – 3 attendants, 11 pm to 6 am – 1 attendant. Consequently, the monthly expense dropped, that translates into $38,976 yearly savings to the Association WITHOUT decreasing the levels of service needed.

3. In addition, we able to negotiate a 30 day no cause cancellation policy which was not present in the current contract.
