BOARD OF DIRECTORS MEETING, (Special Session)

Board of Directors need to meet for final approval of the attached resolutions: (1), (2), (3). The first reading of the resolutions was at the last Board Meeting (October 15, 2008).

On November 11, 2008

Meeting was opened by President Gregory Arzumanov at approximately at 7:03Pm. All five board members were present. President designated Ron Clark (Property Manager) to run the meeting as a presiding officer.

1. Ron Clark presented Financial and Collection reports to the unit owners. He pointed that the future collections from delinquent unit owners  will be handled by the law firm Siegfried, Rivera, Lerner, De La Torre & Sobel, P.A.

2. Problem related with the maintenance of our Swimming pools was presented to the unit owners by President and General manager. President pointed out that after the improper maintenance of our pools during the past two years caused damage to the equipment (filters, controllers, water pump, pipes as well as the pool contraction itself.) The cost to repair this has already exceeded more than $42,000. Based on the President and Property manager’s analysis, the following was recommended:

A. Discontinue the services of the present pool company because of their poor performance over  the last few years and recently.
B. Contract with Jose Garcia, experienced and licensed pool service technician, to start maintaining our pools.

Board voting:
Ken Caban, Stephanie Boren, and Gregory Arzumanov, voted FOR it.
Jennifer Pannucci and Maria Viton voted AGAINST it.

3. Three resolutions was present on first hearing to the unit owners:

a. Assessment collections from renters
b. Key FOB Resolution
c. Guest  Procedures and Limitations

Board voting:
Gregory Arzumanov, Stephanie Boren, Ken Caban, Maria Viton, Jennifer Pannucci voted FOR.
Gregory Arzumanov vote FOR with the contingency Association Attorney’s approval.
