I am a Florida CPA. I have been involved in doing accounting in the past for Condos and Homeowner Associations. I have worked with budgets and reserves.
In the past I owned and managed apartment buildings with hands on operations.

I have lived in the building originally as a renter when it was a rental property and then purchased when the building converted to a Condominium. I was on the board as treasurer in the beginning then returned a few years ago. During the real-estate crash and the non-payment of maintenance of about 25% of the units we were able to survive without a special assessment when other builds were issuing special assessments.
I have been instrumental in overseeing the budget and reducing the maintenance over the years with the help of the Board.

As part of the board we have done major improvements and replacements without a special assessment.

This past year we saw and increase in the budget only because we increased services such as digital TV, High Speed Internet and removal of water bill. This was done with an increase of $ 15 in monthly maintenance and a savings of $156 each month for the unit owners.

The board has been operating in harmony among themselves and with unit owners. As a team we are working well and want to continue doing so.
We continually strive to make living on Turnberry a great experience and appearance to the unit owners and the public allowing for the units to increase in value as it has over the last few years.
