Meeting with Mr. Jerry Libbin, Miami Beach City commissioner

We are very fortunate to have a special guest speaker at our meeting on Monday, March 9th at 7:00 P.M.  Mr. Jerry Libbin, Miami Beach city commissioner, will be here to speak about delinquencies, and what we can do to protect our association during these extremely turbulent times. Jerry has a great deal of experience in this area,  as a public official, and as a community activist.j3_libbin-comishcand-3192

He will speak about what we can do as owners and directors to face this problem head on, now and in the future. Jerry has started a grass roots movement to lobby the state legislature to change  Florida Statue 718.116. Currently under this law, when a bank forecloses on a unit, they are only required to pay the association 6 months worth of maintenance or 1% of the original mortgage amount (whichever is less). Jerry is working to get the legislature to change this law, and hold the banks accountable for outstanding fees and assessments which are currently absorbed by the associations and passed on to owners through special assessments.

This meeting will benefit all of us, and it is extremely important for everyone to attend.
Unit owners have expressed an enormous amount of concern in keeping the building
running strong. By attending this meeting, you will all have a firsthand opportunity to learn how we cando this together. We are asking all owners and authorized renters to attend because this will translate into more money in everyone’s pocket. If there is one meeting to attend this year, this is the one.
