My name is Victor Nunberg and I am the Treasurer at Turnberry On The Green. I am a certified CPA in the state of Florida and I own a catering company.

Our office, bookkeeping, engineering and maintenance staff with Gregory Arzumanoz President and the board have efficiently and financially maintained the building and continued the upgrade without the necessity of any special assessments which is very important.

New cable contracted this year is updating the internet speed and cable quality for every unit with enhanced digital cable and high-speed internet this year.  We are in the process with finishing the replacing of the cable wiring. This is with no added monthly maintenance increase.

This is a year of trying times for all.  We are trying to maintain a safe building from  Covid 19. This has added a strain on everyone. With everyone’s cooperation we will get through this. All measures are for our unit resident’s  safety and wellbeing. This is why we are enforcing safety rules when we issue violations and warnings. Too often people have been drinking wine and liquor at the pool. Lately some residents used their feet on the railing in the elevators and reacted negatively when we warned them and later issued violations. All this is done for our residents safety.

We have some good news as from January –  August 2020  the Association saved $299,000 and we are expecting an additional $ 80,000 saving by the end of this year which will be added to the reserves. We are now working on the budget and we are sure that we can manage this Association without maintenance increase. Even though our biggest vendors such as Atlantic Broadband and Reef valet and Otis as well as housekeeping have increased 4%.

Keep in mind that we have included water and internet to our monthly maintenance.

Our reserve is at a good balance therefore we can in 2021 do major projects such as painting of the garage and the building without any special assessment or increasing maintenance. Because we are continuously maintaining , replacing and upgrading our building appearance it has lead to an increase in property value.
We still continue to be financially sound and have a significant reserve.

I would also like to thank the unit owners and their tenants for those that rent for helping us maintain and not abusing or misusing the property.

There seems to be a small group wanting to take over with a management company.  Management companies operate for a profit and the cost of additional and new personnel would be at a higher cost leading to an increase in maintenance.  Changes and contracts by the board has been done to keep costs low without losing service and maintenance  quality to the building.

Please! Do what is good for the building not for what individuals want to do for their personal reasons.
